MTD software for landlords compared: features and prices
The short answer: if you're a landlord in Making Tax Digital for Income Tax, you need software that HMRC lists as compatible. It has to keep (or connect to) your digital records, send your quarterly updates and, ideally, submit your tax return (GOV.UK). When we checked HMRC's software finder on 18 October 2026, 132 products in the sole trader or landlord view listed UK property income (HMRC finder). The table below sets out what 10 of them say about the things landlords usually ask about: joint ownership, foreign property, self-employment alongside lettings, and price.
General information, not tax advice. Check with an accountant or HMRC for your situation.
This is not a review or a ranking. We haven't tested these products. Everything below comes from HMRC's finder and from each provider's own website or help pages on the date shown. For the full A to Z list of every product on the finder, see our MTD software directory.
What landlord software has to do for MTD
From HMRC's guidance:
- Digital records. All your UK properties, including your share of joint lets, are one UK property business, so you don't need separate records for each UK property (GOV.UK).
- Foreign property is different. You need separate digital records for each foreign property, though they're all reported together as one foreign property business (GOV.UK).
- Residential finance costs. Even with simpler categorisation, residential landlords still have to flag restricted finance costs, such as mortgage interest (GOV.UK).
- Quarterly updates are cumulative totals for each business, worked out by your software (GOV.UK).
- More than one product is allowed, but only one product per separate submission. HMRC's example: a landlord can't use two products to send quarterly updates for their property income (GOV.UK).

Questions to ask before you sign up
- Is it on HMRC's software finder for every income source you have (UK property, foreign property, self-employment)?
- Does it submit the tax return as well as quarterly updates? If not, you'll need a second product for that step (GOV.UK).
- If you own property jointly, can it record different shares in different properties? See MTD software for joint owners.
- If you're also self-employed, does it cover both in one account, or do you need two? See software for landlords who are also sole traders.
- If you let property abroad, does it handle separate records per foreign property? See MTD software for foreign property.
- Does your accountant or agent use it, or can they access it?
